A short 5-10 min drive to the Helford River & Falmouth makes this the perfect location.

This cottage is situated just one mile from the quaint Cornish village Mawnan Smith, and three miles from the bustling port of Falmouth. Here you will find a host of shops, bars and restaurants, the award winning National Maritime Museum and Trebah Gardens which is not to be missed.
Falmouth is home to some of the most stunning coastline and beaches, with Maenporth, Gyllyngvase and Swanpool, Falmouth continues to rank among Cornwall’s most sought after holiday destinations.

Close by is the Helford River with spectacular sweeping woodlands. Here you can sample many of its delights including a variety of water activities from fishing to kayaking for you and the family to enjoy.

Our cottages are a select development of beautiful barn conversions and purpose built properties and are arranged neatly around a pretty courtyard which offer guests free and unlimited access to an excellent range of leisure facilities including Wi-Fi (in communal games room), a communal heated swimming pool and a Jacuzzi and sauna.

This house benefits from generous sized rooms and is accessed on the outside of the courtyard. It has a large open plan L shaped living/ dining room with exposed wooden beams. The separate kitchen has a slate floor.

Upstairs it has one double bedroom that overlooks the swimming pool with en-suite bathroom and one double zip and link bedroom with en- suite shower room.

Outside there is a patio area with furniture.

Parking is shared with the other barns and located to the front of the complex.

The whole place is pretty run down. It was clean and basic but definitely not luxury. The hot tub was green so we had to complain to get it cleaned. There were weeds pretty much everywhere. Someone's dog had poo'ed on the path to the pool and I know that the owner should have cleared it up but they didn't do the poo just sat there for the duration. There is a garage/workshop onsite and they had a dog that roamed around so maybe that was the offender!
In the games room, most of the pool cues heads were missing and you need to pay to play. We wanted to play table tennis but couldn't find the ball. However when we put one pound into the pool table, the table tennis ball came out with the pool balls.
I have stressed to the owners that we had a lovely time but to class this as luxury is an absolute joke. I would have paid maybe 700 quid for this? Plus they have accused me of victimising them via email. Well no, I'm just stating my opinion.

The property was nice. The tumble dryer didnt work. There was no soap in the bathroom and no salt and pepper. I would go back I have been to other properties for less money which were not as nice. I think the customer service of the booking agent was great, very quick at replying to messages and emails, quick before we booked the holiday too.
